One of a number of phases of work carried out on the overall retail park, the development area was created by remodelling the service yard of a neighbouring unit building to maximise the retail footprint on the site.
The contract entailed constructing the infrastructure, shell, services and the like including installation of the fully glazed shop frontage.
Particular constraints were placed on the construction works due to the volume of vehicular and pedestrian traffic, in addition to maintaining free access to the neighbouring tenant with the reduced service area.
Due to the whole site being built over a disused tip, with high level of contaminants and methane production, the construction form needed to be the least invasive and below ground drainage kept to a minimum.
The resultant design included a steel frame structure set on a concrete raft foundation built over the low ground bearing properties of the contaminated ground. A passive gas migration system was installed bellow the structural slab whilst gas detectors were also incorporated within the units as a safety precaution.
A combination of facing brickwork with carefully detailed metal cladding combined to lift the quality of the finished product.
