Situated on a former factory site, the units were set back from the road to accommodate a secure front yard.
Each building comprised of a 2-storey high portal frame with metal cladding, integrated with curtain walling. Each unit had differing end user requirements including one unit which incorporated offices and associated facilities. The front elevation of each unit was designed for vehicular access and deliveries and parking.
The site required a cut and fill operation and lime stabilisation to meet the required construction parameters due to the brownfield location of the site. An additional consideration during the project was the incorporation of party wall agreements with neighbouring properties.
The buildings were sequentially constructed with an overlap which ensured the shortest construction period whilst still allowing for any unforeseen design challenges to be addressed for the following buildings.
Drainage on the site incorporated attenuation, to reduce the impact on the local infrastructure, which was installed in the external areas, reducing the area of work during peak construction periods.
The high level of exposed pipework provided a challenge for both designer and installer to maintain the high quality finish and symmetry required, however the end result boasted an impressive space for the occupiers.
