Work has commenced on Marsh Barton Industrial Estate in Exeter to construct two new industrial units with a combined floor area of 60,000ft² (5,500m²) alongside the refurbishment of adjacent premises on the site.
After we carried out asbestos removal, from the former car dealership on the site, we commenced demolition in earnest to prepare the site for the new units. The existing structure was demolished, and hardstanding crushed to provide material for the new hard standings.
Following the detailed planning with a variety of parties, including Network Rail, who have a line adjacent to the site, we are excited to commence with the ground work enabling package.
The attractive new units will utilise a steel frame clad in a variety of steel cladding styles and glazing. Built to a BREEAM Very Good standard the speculative units will offer flexibility for incoming businesses with the larger unit subdivided into smaller units with a variety of internal welfare facilities tailored around the size of the units.
Separated by a shared service road, the adjacent existing units will be subject to refurbishment works to revitalise the building. Whilst the front unit has been recently vacated by the former tenant the rear unit, occupied by Inter-Line Building Supplies, will continue to operate throughout the contract period.
Externally new hard standing areas, upgrading of the access road and landscaping will finish this development off to give our client some high quality and attractive speculative industrial units ready for lease.
